1. About the service

vistoraeg.com is a real-estate marketing platform that showcases projects, units and developers and connects you with sales advisors. We are a marketing company and not the property owner unless stated otherwise. By using the site or creating an account you agree to these terms and to the Privacy Policy, which apply to all accounts and all dealings on the platform, including Vistora Direct and the investment ROI calculator.

2. Accounts & identity verification

• You must be at least 18, provide accurate and complete details, keep them up to date, and hold one account only.
• A mobile number and an e-mail address are mandatory for every user. We send a 6-digit activation code to your e-mail address when you first create the account; the account is only created after you enter it. We may add verification through WhatsApp or another channel in future (in which case we will ask you to confirm your number). The code is valid for 10 minutes with a limited number of attempts and must never be shared.
• You are responsible for keeping your credentials confidential and for all activity under your account, and must notify us immediately of unauthorised use.
• We record your acceptance of these terms (version, date and IP address) as evidence, and when the terms change we will ask you to accept again before you continue.
• We may suspend or close any account that breaches these terms or is used for fraud or abuse.

3. Listings & content

When you submit a property listing you confirm the details are accurate, that you have the right to publish it, and that you own the unit or act for its owner. Listings are reviewed before publishing and we may edit, reject or remove misleading, duplicate or unlawful content. Fake listings and images you do not own are not allowed.

4. Vistora Direct — direct calls with developer sales

• A service for booking a voice or video call with a developer's sales team inside the platform. It requires an activated account with a valid mobile number.
• Privacy: your number and e-mail are never shown to the developer team and theirs are never shown to you; the team sees only your first name plus the initial of your surname and the project of interest. Phone numbers, e-mails and links typed in notes are masked automatically.
• No recording: Vistora does not record calls. No party may record, screen-capture or publish a call without the other party's written consent.
• Exchanging personal contact details during the call to bypass the platform, abuse, harassment, impersonation, or using the service for anything other than legitimate real-estate enquiries is prohibited.
• Slots depend on the developer team's availability; a booking may be confirmed automatically or after the team accepts it, and we do not guarantee a specific slot. You may cancel up to 2 hours before the start, and a call counts as "missed" if nobody joins within the set window.
• Prices or promises made by the developer team are their own responsibility and not a binding offer by Vistora, and attending a call creates no obligation to buy. Confirm final details in writing before any transaction.
• Audio and video travel through the call-provider service (Jitsi) acting as a data processor, which may process technical data such as IP addresses. See the Privacy Policy.
• Call now: a customer and a rep may ring each other right away on a confirmed booking, or a customer may call a developer that has a rep available; the call rings on the other side, who may answer or decline ("Not now"). Calls are not recorded and attempts are rate-limited to prevent harassment.
• We may block anyone who abuses the service and suspend the account after repeated violations.

5. Vistora Exit — safe hand-over of instalment units

• What it is: a coordination platform for moving an instalment unit's contract from its owner to a new buyer. Vistora is not a party to the purchase contract, does not own the unit and does not guarantee the developer's approval or that a transfer will complete; every transfer remains subject to the developer's approval and procedures.
• Owner declarations: you declare that you are the registered contract holder, that you are not a broker or acting for one, and that all details and documents are accurate. The amount requested is only what you actually paid the developer; asking for more, or any amount outside the process Vistora coordinates, is not allowed.
• Fees: the owner pays no fee. The buyer pays a fee as a percentage of the contract value (the current rate is shown in the calculator and on every unit page before you send interest), due only when the transfer is formally completed. Any transfer fees the developer charges are separate and will be disclosed to both sides.
• Privacy: the contract and receipts are stored in a private folder and seen only by the review team. Names show as first name plus the initial of the surname only, and no phone numbers or e-mails are exchanged between the parties on the site; the Vistora team contacts them.
• Review: no unit is published before it is reviewed, and we may reject or remove any duplicate, misleading, suspicious or broker-submitted unit and suspend the account on repeated violations.
• Market estimate: any market price shown for a unit is the owner's own estimate, not a valuation by Vistora or a licensed appraiser, and the saving shown is indicative.
• Payment safety: never hand money to anyone outside the process the Vistora team explains; we will never ask you to transfer funds through informal messages or calls.
• Listing period: a unit is listed for the set period (renewable on request) and can be withdrawn before it is reserved; once reserved you must contact support.
• Circumventing the platform: completing a transfer outside the platform with a buyer the owner met through it, to avoid the fee, does not cancel the fee and lets us suspend the account.
• Liability: we are not liable for a developer's refusal, delay, changed terms or fees, or for information we could not verify. Nothing here is legal or financial advice; consult a professional before contracting.

6. Investment ROI calculator

• The calculator is an estimation tool that works entirely from the inputs and assumptions you set, producing indicators such as rental yield, IRR, payback and a PDF report.
• Default values (price growth, rent, occupancy…) are illustrative planning figures, not market statistics, and do not represent future performance. You can — and should — edit them.
• The report is not financial or investment advice, an official valuation or a binding offer. Actual results may differ materially. Consult a licensed financial and legal adviser before deciding; your investment decisions are solely your responsibility.

7. Price & information accuracy

All prices, areas, availability and payment plans are indicative and may change without notice; they do not constitute a binding offer. Always confirm final details in writing with the sales team or developer before any transaction.

8. No financial advice

Any guidance from the smart assistant, advisors or the calculator is for information only and is not a definitive financial or investment recommendation. Investment decisions remain solely your responsibility.

9. Payments & contracting

Never transfer money before reviewing the contract and confirming the unit's owner and the official collection account. Vistora does not collect money on behalf of developers or owners through this site unless expressly stated otherwise.

10. Rules of use

Prohibited: impersonation, misleading or duplicate data, attempting to breach the platform or bypass its safeguards, automated scraping, spam, abuse of others, or any use that violates Egyptian law.

11. Intellectual property

All trademarks, logos, text, designs and software on this site belong to vistoraeg.com or its partners and may not be reused without written permission.

12. Third-party services

We rely on providers to run the platform, such as an e-mail delivery service (Brevo) for activation codes and notifications, a messaging service (WhatsApp) when enabled, a call service for Vistora Direct, maps and content-delivery networks. These are governed by their own terms and we are not liable for outages beyond our control.

13. Limitation of liability

We are not liable for any direct or indirect damage arising from reliance on the information provided or the calculator's results, or from your dealings with third parties, to the maximum extent permitted by law.

14. Changes

We may update these terms at any time. For material changes we change the version number and ask for your acceptance again; continuing to use the account after accepting means you accept the updated terms.

15. Governing law

These terms are governed by the laws of the Arab Republic of Egypt and the competent Egyptian courts have jurisdiction over any dispute arising from them.
